Portfolio Analyst

What you'll do

• Support the financial performance and strategic direction of a growing data center portfolio through forecasting, budgeting, and long-term cash flow modeling
• Prepare and validate monthly, quarterly, and annual financial reporting that informs leadership decision-making
• Partner closely with Asset Managers to analyze leases, capital investments, redevelopment initiatives, and portfolio performance
• Build and maintain financial models to support lease activations, investment underwriting, and scenario analysis
• Underwrite and prepare presentations of lease transactions, capital projects, and construction investments for Investment Committee review
• Analyze portfolio trends including occupancy, leasing activity, variances, and capital planning to identify risks and opportunities
• Research and track market dynamics such as supply, demand, competition, and emerging trends across existing and target markets
• Develop clear, compelling financial analyses and presentations for senior leaders and cross-functional partners
• Maintain and enhance portfolio databases to ensure accurate, timely financial and market insights
• Collaborate across Portfolio Management, Property Management, and Finance to deliver cohesive, data-driven recommendations

What you'll need

• Bachelor's degree in Finance, Accounting, Business, Real Estate, or a related field
• 2-4 years of experience in real estate analysis, asset management, commercial leasing or lending, or a financial analyst role
• Strong understanding of real estate finance, including discounted cash flow modeling, financial reporting, and investment analysis
• Advanced Excel and PowerPoint skills; working knowledge of Yardi and exposure to Argus are advantageous
• Intellectual curiosity and the ability to synthesize complex data into actionable insights
• Strong communication and presentation skills, with confidence engaging stakeholders at multiple levels
• Exceptional attention to detail, organization, and the ability to manage multiple priorities in a dynamic environment
• Collaborative mindset, adaptability, and a willingness to learn in a fast-paced, high-growth organization
• Ability to deliver high-quality work under tight timelines while maintaining accuracy
• Openness to feedback, continuous development, and occasional travel for training or site visits
